1. Parties and contact details

The Manager promotes the property and handles enquiries on behalf of the owner under the property management appointment.

2. Purpose of the landing page

The landing page presents Suite Il Mulino and allows users to request information about availability, price and the conditions of a possible stay. It is not an instant-booking system, does not display a real-time calendar and does not process payments.

Photographs and descriptions represent the property as at the date of the latest update. Any non-material changes resulting from maintenance, replacement of furnishings or operational needs will be disclosed where relevant to the requested stay.

3. Sending an enquiry

1. The user enters information in the form and acknowledges the privacy notice.
2. The user accepts these terms and selects “Send enquiry”.
3. The website validates the required fields and transmits the data over HTTPS to its submission endpoint.
4. The page displays the outcome and, when successful, an enquiry reference.

The user must be at least 18 years old, provide accurate information and be entitled to use the email address and any contact details supplied. A phone number is required only when a reply by phone is requested.

4. No automatic booking

Receipt of an enquiry does not guarantee availability and does not constitute acceptance. Any information, quotation or offer remains subject to the terms stated in the relevant communication.

Before any contract is concluded, the following will be communicated clearly:

• dates and length of stay;
• total price, taxes, any charges and payment method;
• cancellation, amendment and no-show rules;
• any security deposit and rules relating to damage;
• check-in and check-out times and procedures;
• house rules and any specific applicable conditions.

A stay contract is concluded only in accordance with the procedure stated in the subsequent offer or confirmation and accepted by the guest. No payment should be made on the basis of the landing page alone.

6. Architectural features and suitability

Suite Il Mulino is a historic home arranged over several levels, with internal stairs, a mezzanine, passages and changes in floor height. Because of this particular layout, children are admitted only from age 10. The property may not be suitable for guests with reduced mobility or anyone who has difficulty using stairs.

Users are invited to disclose any accessibility or safety needs before booking. The Manager will provide the available information to support an informed choice, without replacing the guest’s own assessment.

7. User obligations

The user agrees:

• not to send false, automated or abusive enquiries or use the service for unlawful purposes;
• not to enter another person’s data without authorisation;
• not to send identity documents or special-category data that has not been requested;
• to state the number and ages of guests correctly and respect the maximum capacity of four;
• to inform the Manager of relevant needs before accepting any offer.

8. Website availability

The Manager takes reasonable steps to keep the landing page accessible and up to date, but may suspend it for maintenance, security or technical reasons. A temporary form malfunction does not prevent the user from sending a direct email to the address provided.

Liability that cannot lawfully be excluded or limited remains unaffected. Nothing in these terms limits mandatory consumer rights.

9. Content and intellectual property

Text, photographs, logo, graphics and layout are protected by applicable law. They may be viewed for personal and informational purposes. Reproduction, commercial reuse, modification or publication requires the permission of the respective rights holders, except where permitted by law.

10. Personal data

Processing of personal data relating to enquiries is described in the separate privacy notice. Acknowledging the notice does not constitute consent to promotional activity.

11. Governing law and disputes

These terms are governed by Italian law. Where the user acts as a consumer, the courts of the consumer’s place of residence or domicile retain jurisdiction where provided by law; this landing page does not impose a different forum.

Before taking formal action, the user may email suiteilmulino@libero.it to seek a direct and amicable resolution.

12. Changes

These terms may be updated to reflect legal changes or changes to the service. The version applicable to use of the landing page is the version published and identified by the date shown above. Changes do not apply retroactively to bookings already concluded, which remain governed by the conditions accepted when they were confirmed.
